Questions, answered clearly
Answers to common questions about services, getting started, costs, approvals, timelines, materials and energy-conscious homes. Some answers depend on your project, and we say so.
Available services
What services does Hybrid Houses offer?
Hybrid Houses focuses on modern residential projects, including new homes, custom homes, additions and renovations, and compact or secondary homes. Confirm service list If you’re unsure whether your project fits, describe it in the enquiry form and you’ll get a clear answer.
Do you work on both design and construction?
To be confirmed: describe whether Hybrid Houses provides design, construction, or both, and which parts of a project are handled by partner firms. The responsibilities for each project are always set out in its agreement.
Which areas do you serve?
Service area to be confirmed. Please include your project’s location in your enquiry.
Getting started
How do I start a project?
Send a project enquiry with your property location, project type, approximate budget, timing and a short description. You’ll receive a reply to arrange an initial consultation. An enquiry doesn’t commit you to anything.
What should I have ready for a first conversation?
Helpful, but not essential: photos of the property, any existing drawings or surveys, a rough budget range, your preferred timing and examples of homes you like.
Do I need to own the land already?
Not necessarily. Some people get in touch while they are still looking for a property, and an early conversation can help identify questions to ask about a site before buying. Specific advice on a purchase should come from the appropriate professionals.
Project costs
How much does a new home or addition cost?
It depends on size, site conditions, design complexity, specifications, location and market conditions at the time of construction. Rather than quote a misleading per-square-foot figure, a realistic budget is developed during the scope and budgeting stage, once the design and specifications are understood.
Is there a fee for the first consultation?
To be confirmed.
What other costs should I plan for?
Beyond construction, budgets often need to allow for design and engineering fees, surveys, permit and application fees, utility connections, landscaping, furnishings, taxes and a contingency for the unexpected. Which of these apply depends on the project.
Planning and approvals
Will my project need a building permit?
Most new homes and additions, and many renovations, need a building permit from the local municipality. Some properties also need zoning approvals, variances or other permissions. Requirements differ between municipalities, so they are reviewed for each site.
Who applies for permits?
To be confirmed: who prepares and submits applications for Hybrid Houses projects. This will be set out clearly in each project’s agreement.
How long do approvals take?
Approval timelines are set by the municipality and other authorities, and they vary with the type of application, how complete it is, and current workloads. They can range from weeks to many months. Thorough, complete design information can help prevent unnecessary delays, but approval timing can’t be guaranteed.
Construction timelines
How long does it take to build a home?
It depends on the size and complexity of the home, the construction method, the season, approvals, and the availability of materials and trades. A realistic schedule is developed for each project once the design and scope are set.
Can building happen through the winter?
Some construction work can continue in winter with the right planning and protection, while other tasks are weather-dependent. The schedule for each project takes the season into account.
Materials and finishes
What materials do you use?
Materials are chosen for each project based on the design, site, budget, durability and maintenance. Timber, glass, metal and stone feature in the Hybrid Houses design language, but the final palette is always project-specific.
Can I choose my own finishes?
Yes, finishes are usually chosen with you during design and specification. Choices affect cost and schedule, so it helps to make key decisions before construction begins.
Energy-conscious features
What does “energy-conscious” mean for my home?
It means considering energy use and comfort early in design: orientation and shading, insulation, airtightness, window quality and placement, ventilation, and heating and cooling systems. The aim is a comfortable home with lower ongoing energy use. Actual performance depends on the design, construction quality, climate and how the home is used.
Can my home meet a specific energy standard or certification?
Some homeowners aim for a recognized energy standard or program. Whether that’s achievable depends on the design, budget and site, and claims are only made once a home has been modelled, tested or certified as the standard requires. Mention any target in your enquiry so it can be discussed early.
Are there rebates or incentives for energy-efficient homes?
Government and utility programs change over time and vary by province and municipality. It’s worth checking current programs before design decisions are finalized, as some have requirements that must be planned for in advance.
Project consultations
What happens in an initial consultation?
A conversation about your goals, property, budget and timing, and whether Hybrid Houses is a good fit. It’s also your chance to ask questions about the process before making any commitment.
Can consultations happen online?
To be confirmed: in-person, on-site and/or video consultations.
How soon will I hear back after an enquiry?
Typical response time to be confirmed. If you haven’t heard back, please check your spam folder.
